Property Details

A new house with an old soul: Frog Holler c1800 farmhouse was moved from Enfield, N.H., renovated and expanded. The location is near Hanover and Norwich village, but totally private: 71.5 acres on a hilltop with great views, surrounded by woods and fields at the end of a long driveway. The house is a surprise: a great mix of period patina, 21st century practicality, and whimsy. Its heart is a large country kitchen and family area opening on to a stone terrace with gardens to the south, and a living room with huge fireplace to the west. A private guest suite, elegant dining room, office and awesome mudroom round out the first floor. Above are four bedrooms including the capacious master suite. Two more whimsical bedrooms are in the attic. It’s not obvious from the outside or the inside that there is ample finished space on the lower level: the indestructible, rubber-floored soccer/ping-pong room, gym, workshop, media room and storage area. Attached to the house is a 3-bay garage with more storage space. Surrounding the house are beautiful but unfussy perennial gardens (designed for maximum impact and minimal maintenance), a wildflower meadow, apple, birch, oak and maple trees, and lovely views. The 2+/- miles of trails on the property were designed by John Morton.

  1. Sitting at the kitchen table and looking out over the ever-changing gardens and wildflower meadow, with the gentle outline of Balch Hill and Velvet Rocks in the distance, and, in spring and early summer, the cheerful accompaniment of chirping frogs and toads.
  2. Walking down to Hogwash Farm at the bottom of the drive to pick up eggs, vegetables or grass-fed beef.
  3. Walking with our dog on the trail loop through the woods and fields.
  4. Listening to the faint sound of kids laughing and kicking a ball around down in the basement playroom, while we enjoy conversation and a glass of wine upstairs, undisturbed!
  5. Location, location, location – proximity to Norwich, Hanover, and Dartmouth.

Woodstock / Upper Valley

The Woodstock region of Vermont is a signature New England rural landscape, where small farms dot rolling meadows, clear brooks run by old mills, and wood floors creak in quiet general stores.  Woodstock itself is a surprisingly sophisticated village with great shopping and fine dining, as well as the Woodstock Farmer’s Market, the social hub and source for great locally grown food and produce. Woodstock, Vermont area real estate is characterized by large land holdings with charming Vermont farmhouses, historic homes, old hill farms, horse farm properties and country estates.  The small back country dirt roads lead you to beautiful hidden meadows and views of the beautiful Vermont countryside.   Equestrians, mountain bikers, snowmobilers, skiers and hikers appreciate the vast networks of public trails in the area, supported by the Appalachian Trail, VAST, local towns and by the nationally-known Green Mountain Horse Association in South Woodstock....
